The One40 William Street Office project in Perth Western Australia incorporated a significant heritage component with the restoration and integration of 3 iconic Perth buildings and a fragile heritage façade. The 19 levels of A Grade commercial office space were awarded a 5 Star Green star Design and As Build rating.

Lighting control was designed and incorporated, by Balanced Technology’s Western Australian Distributor Light Application, to all levels and areas of the project including the office floors, the 2 levels of retail space, the multi-level basement car park,  and even the “Jamies Restaurant” fit out. The commercial office floors were successfully merged straight to an “integrated tenancy fit out” due to the early commitments for full tenancy.

The fully integrated project incorporates over 520 ceiling mount modular lighting controllers (9 channel Dynalite Ecolinx) along with the associated soft wiring fixture solution throughout, and over 900 sensors, panels and ancillary interfaces and control devices.  Full building wide lighting control and monitoring is provided using the Controlsoft software suite.

Supplied with full Green Star documentation and quarterly tuning, the building continues to maintain the high levels of energy management and occupancy comfort.
